You want to sell your house quickly and for the highest possible amount when you put it on the market. This is usually a matter of more than opening the front door and inviting prospective buyers to have a look. You have to get the house ready for buyers to see it. It isn't necessary to stage each room in your house. You don't have to spend a boat load of money doing it either. There are certain rooms that are more important to buyers than others. The National Association of Realtors suggests sellers stage kitchens, master bedrooms, and living rooms. The rest of the rooms must be neat and clean.

The first things to do are de-personalize and de-clutter. You need to box up the personal photographs and mementos that are scattered around the house. Clean off shelves, bookcases, and window ledges. All the kids' toys have to be put up or stored in toy boxes. Buyers need to be able to picture themselves and their belongings in your house before they feel comfortable considering a purchase.

Once all the extraneous items have been removed, it's time to do some deep cleaning. The house must be immaculate. Now is the time to tackle the cleaning jobs you keep putting off. Ceilings and ceiling fans, baseboards, laundry rooms, and closet carpets must be spotless. You can't forget to clean inside medicine cabinets, closets, and the refrigerator.

Don't underestimate the significance of light. When rooms are dark, they look smaller and dingy to potential purchasers. Before you have an open house or a walk through, you should open all the curtains and blinds in each room. Lamps and overhead lights should be on. That includes the under kitchen cabinet lighting.

Neutral colors help sell houses. Even though you love the scarlet accent wall in your dining room or the vintage flocked wallpaper that graces the master bedroom, you must forego personal taste if you want to sell the house. It is a lot easier for buyers to picture how their things would look in a room if the walls and accessories are neutral in color.

Plants, strategically placed, make a difference. You don't have to have a green thumb to stage a house. You just need to place a few fresh plants and bowls of fruit around to make the atmosphere inviting to your guests.
